Having purchased and developed over 1,500 properties is a testament not only to our success at acquiring the right land at the right price, but to our access to capital. Our seasoned acquisitions team’s familiarity with the market and its history gives us an edge others may not have along with our significant purchasing power. Because DDC’s considers our stakeholders—our Sellers and Tenants--our partners, we are creative in our deal structuring, so that the needs and desires of all parties can be met. DDC has developed primarily in California, Nevada, Utah and Arizona.


Acquisitions

Dynamic Developments’ team carefully manages each element of the due diligence process to increase the likelihood of the successful acquisition of a property or development.

The Due Diligence Process Includes:

  • Analysis of the supply and demand dynamics in the market.
  • Thorough review of the existing or proposed financial structure.
  • Detailed review of building expense and potential operating cost savings.
  • Market validation of leasing assumptions and identification of prospective new tenants.
  • In-house management and coordination of environmental consultants, legal counsel and tax experts and other professionals both within and outside of our organization.

Site Selection

For clients considering relocation or expansion or acquisition of multiple locations, we research market conditions for specific and sometimes complex corporate or Franchisor requirements. To draw on the expertise of professionals with hands-on market experience, we can identify and evaluate locations in both local and regional markets. Through our property databases and market knowledge, we can provide information to clients on sites available in the market place. Whether the need is for multiple new retail locations or a build-to-suit warehouse facility, Dynamic Development Company can identify and evaluate locations in any regional market.


Deal Structure

Build To Suit – Typically, DDC works on a build-to-suit basis with its clients, which means we purchase the dirt, construct the building and lease it to our client/tenant. This has been the traditional vehicle for tenant driven developments. In some cases, we identify the property for the tenant and in other cases, the tenant directs us to markets to identify opportunities. In both cases, DDC developed and implemented the roll-out of Dollar General’s stores in southern California. Not only did we locate their new stores, but we designed and engineered a non-metal building just for their stores here.

Reposition – Often times our clients are interested in existing retail that needs to be fully remodeled, inside and out. In these deals, we do our best to redesign and engineer an existing building to best meet and match their prototype.

Fee - Fee deals are generally used when a client/tenant wants to roll out several stores and as opposed to DDC purchasing the property/improvements, the tenant/client will purchase same and we will construct their building.

Joint Venture – Sometimes we need to be creative to make a deal work, so if the economics and logistics allow, DDC will enter into a joint venture deal, whereby they partner with another individual or entity to effectuate the deal. This more complicated business structure works in unique situations where we have other stakeholders who wish to have a vested interest in the project.

Ground Lease – A ground lease deal works with clients/tenants who wish to build their own improvement, but not purchase the property. Again, this is not a traditional deal structure, but does work for some clients/tenants who are expanding in the market. In this situation, we would purchase the property and lease it back to the tenant or client for an annual rent and the client/tenant would construct their own building.
